What this site is
Dallas Apartment Reviews Guide is an independent directory covering 49 apartment businesses across Greater Dallas. It exists for renters trying to shortlist a community without wading through scattered listing sites and marketing copy. Instead of paid placements, we pull public business data and synthesize recent Google review activity into a single, comparable snapshot for each property: how it’s rated, how consistent the feedback is, and how it stacks up against other options nearby.
We do not republish review text. When you want to read what people actually wrote, we link straight out to the Google listing so you can see it at the source.
How rankings actually work
Every ranking comes from a published rubric applied to data we collect, nothing more. You can read the exact factors and weightings on our /methodology/ page. There’s no manual thumb on the scale for any individual business. A listed apartment community can contact us to fix a factual error (a wrong address, an outdated phone number, an incorrect unit count), but it cannot change its own score, its sentiment reading, or where it lands relative to competitors. That separation is the whole point: the facts are correctable, the ranking is earned.
When you see a “Sponsored” tag on a listing, it’s labeled that way because it is one, and it’s displayed separately from the earned rankings. Sponsorship buys visibility, not a better position in the rubric-driven order. We don’t sell placement, full stop.
Where enquiries fit in
Dallas Apartment Reviews Guide is an independent directory and comparison resource, and it also does practical work on your behalf: when you ask to be matched with a place to live, we pass your enquiry along to providers relevant to your request, and we may receive a referral fee for that connection. Referral arrangements never touch scores or rankings. The details of that arrangement are spelled out again on the quote page, so nothing about it is buried.
Who’s behind it
The directory is published by DallasApartmentReviews.com, founded in 2026 by Ross Quade, a licensed Texas real estate agent, U.S. Army veteran, and member of the National Association of Realtors with more than ten years in Texas real estate. Quade built this directory on published review data and public business records rather than paid listings, and he maintains editorial oversight as Apartment Locator & Managing Editor. Rankings here are earned, not bought.
Staying current
Data across all 49 listings gets rechecked monthly, and each listing carries a “last verified” stamp so you can see exactly when it was last confirmed rather than taking freshness on faith.

- Do apartment communities pay to be listed here?
- No. We do not sell placement. Rankings come from a published rubric applied to public data and review synthesis, not from payment.
- Can a business change its own ranking?
- It can correct factual details like address, phone number, or unit counts. It cannot alter its score, sentiment reading, or ranking position.
- What does a Sponsored tag mean?
- It means a business paid for visibility. Sponsored listings are labeled clearly and shown separately from earned rankings, and sponsorship never changes ranking order.
- What happens when I submit an enquiry?
