What is a concession in apartment leasing?

A concession is a financial incentive or benefit offered by a landlord or property manager to attract or retain tenants, such as free rent, reduced security deposits, or waived application fees.

In the Dallas apartment market, a concession is an incentive offered by property management to encourage leasing or improve tenant retention. Rather than lowering advertised rent, landlords structure concessions as temporary benefits built into the lease agreement or move-in process.

Common concession types include free rent months (often applied to the first or last month), waived or reduced security deposits, waived application or administrative fees, free parking, and upgraded finishes at no additional cost. A property might offer "one month free" on a 12-month lease, meaning the tenant pays 11 months of rent over 12 months, or apply a concession as a dollar credit applied to move-in costs.

Concessions serve different purposes depending on market conditions. In a slower leasing environment, they help properties fill vacancies and remain competitive without permanently reducing rent rates, which would affect property valuations and income projections. For tenants, they reduce upfront costs or effective rent paid during the lease term. Concessions are negotiable in some cases, particularly for longer leases or multiple-unit rentals, though properties often advertise standard concessions publicly to streamline the leasing process.

Property managers typically structure concessions to comply with accounting standards and clearly disclose them in lease documents so both parties understand the actual cash flow and lease terms.
