Effective rent is the actual average monthly cost of a lease after accounting for concessions such as free rent, reduced deposits, or waived fees, typically lower than the advertised face rent.
When a Dallas apartment complex offers a concession, the advertised rent price does not always reflect what you will actually pay per month over the lease term. Effective rent corrects for this by calculating the true average monthly cost, including the value of any move-in incentives.
