What is a mid-rise apartment?

A mid-rise apartment building is typically 4 to 8 stories tall, occupying the scale between garden-style complexes and high-rise towers. These structures are common in urban and mixed-use Dallas neighborhoods.

Mid-rise apartments occupy a middle ground in urban residential construction, ranging from roughly four to eight stories. This height range positions them between traditional garden-style communities, which are usually 1-3 stories, and high-rise towers that climb 12+ stories or more.

In the Greater Dallas market, mid-rise buildings are prevalent in neighborhood clusters like Uptown, Knox-Henderson, and similar mixed-use corridors where land costs and development patterns favor vertical density without the extreme height of downtown towers. The format allows for efficient land use while remaining compatible with street-level retail, restaurants, and pedestrian traffic.

Mid-rise construction typically provides elevator access, structured parking, and amenity spaces like fitness centers or courtyards, features less common in smaller garden complexes. Rents and finishes vary widely depending on location, age, and market segment, ranging from workforce apartments to Class A communities. The format appeals to developers and residents because it achieves urban walkability, density, and visibility without the mechanical systems, costs, and maintenance complexity of true high-rises.
