What is a TAA lease?

The TAA lease is the standardized rental agreement published by the Texas Apartment Association, a trade organization representing multifamily property owners and managers across the state. In the Dallas-Fort Worth region, this form serves as the baseline lease template for the vast majority of professionally managed apartments, townhomes, and rental communities.
The form outlines core obligations on both sides: tenant responsibilities for rent payment, property care, and rule compliance, while spelling out landlord duties regarding maintenance, repairs, and habitability. Standard clauses address move-in conditions and security deposits, renewal terms, lease violations and remedies, maintenance and emergency procedures, and the conditions under which either party may terminate the agreement. The TAA form also incorporates Texas Property Code requirements around disclosures, notice periods, and dispute resolution.
